My Approach to Real Estate & Tips For You

1. Price is King.
All the best marketing in the world will not overcome an overpriced property.

2. Your first offer/buyer is most likely the best offer/buyer.
First buyers/offers are usually the most motivated and qualified to purchase and often are most willing to negotiate on terms most important to Sellers.

3. The first 2-3 weeks are the most critical & valuable time to attract the most interested and qualified buyers.
Striking while the iron is hot is crucial.  The longer a listing sits the more competition takes away focus from your home and often results in price drops to recapture attention.

4. Be prepared for negotiation and concessions.
Do not expect to get everything you want in a deal. Identify the most important items and then be willing to concede on less important terms.

5. Be empathetic to the other side's perspective.
Try to see your home through a buyer’s eyes and what might be an issue to them and be willing to compromise on these items.

6. Focus on the end goal.
Don’t let a small item derail you from your bigger plan to move on to your next phase, location and plans.  Keep your eyes on the prize and don’t be distracted.

7. Turn up the rationale dial and turn down the emotional dial.
Homes are extremely personal spaces.  Try to be rational and less emotionally attached to your home during the sales process.  Think of it as an “asset” and not your “home” and you want to convert this asset to cash.  Then take actions to make this conversion quickly and efficiently as possible.

8. Don’t take offense.
Stay above petty comments on your home.  Each home is unique and has characteristics that appeal and do not appeal to others.  Block out noise for noise sake or by someone trying to improve their position in a negotiation.

9. Expect some friction, but avoid unnecessary friction.
Every transaction has some unique challenges or situations and selling real estate is complex, time consuming and comes with a lot of details and processes.  Don’t expect selling your home to be as easy as selling stock in your Fidelity account.  A strong broker can help you minimize friction, avoid unnecessary obstacles and see around corners to make the process as easy as possible.

10. Work slowly to move quickly.
Being prepared and methodical in your approach to a real estate transaction is to your benefit and helps prevent heartburn and heartache when a deal falls apart.  Get your ducks in a row before you are ready to make a move and you have a much greater shot at getting what you want in the end.

2. Get connected.
Finding your sense of community can really enhance your experience as you get acclimated. Some great ways to build connections include, book groups at Eagle Harbor Book Co., classes at BARN (Bainbridge Artisan Resource Network), Bainbridge Island Senior Community Center, Kitsap Regional Library, and Kitsap County's fun events.

3. Get familiar with the ferries and buses.
WA State Ferries has a robust network of ferries across Puget Sound. Familiarize yourself with the different routes and schedules. We also have the Kitsap Transit Fast Ferries. While these smaller boats are for walk-on passengers only (not cars), they do offer speedy transportation to Seattle from different locations across Kitsap County. Additionally, Kitsap Transit offers buses, ACCESS buses for seniors and people with disabilities, and on-demand/dial-a-ride services.

4. Don't be afraid to ask around.
Whether you've recently moved here or you're looking at homes for sale, don't be afraid to ask locals about the area. Get their take on specific neighborhoods or find out their favorite places to grab a meal. You'll discover that this is a welcoming, friendly place to live and we're proud of our community.
